NOOMA Studio has been selected by The Crown Estate as the winning team for the Glasshouse Street East place improvement scheme, following a competitive design process seeking ambitious ideas to transform the public realm.

NOOMA Studio has been appointed by The Crown Estate for the Glasshouse Street East place improvement scheme, a key pedestrian route connecting Piccadilly Circus with Soho and the wider West End.

The winning proposal reimagines the street as a dynamic public space, enhancing the pedestrian experience while introducing opportunities for art, culture and urban ecology. The design centres on a light-touch structural framework inspired by theatrical rigging, formed by a series of slender columns supporting lighting, sound installations and temporary cultural programming. This adaptable infrastructure transforms the street into a stage for a wide range of events and performances.

At ground level, naturalistic boulder gardens integrate urban greening with informal seating and moments of pause within the dense city environment. Rain catchers and bee posts embedded within the gardens support biodiversity and demonstrate a commitment to environmental stewardship.

Together, these elements create a distinctive public realm that blends cultural activation with ecological sensitivity. The scheme offers visitors experiences of discovery and tranquillity while strengthening the connection between Regent Street, Piccadilly Circus and Soho.

The Crown Estate highlighted the proposal’s thoughtful approach to how people experience and use the street, emphasising inclusivity, accessibility and adaptability. The project reflects NOOMA Studio’s ability to combine creativity, technical rigour and social engagement in a highly urban context.
